What We Do

The GT team has more than 100 years of combined experience, bridging three development cycles. Since inception, we have successfully acquired or developed approximately 3 million SF of commercial properties and over 1,400 residential units in the greater Puget Sound region.

 

Extensive local market experience, deep-rooted industry relationships, and comprehensive and complimentary skill sets allow GT to execute across various asset types, taking advantage of wherever opportunities may arise in the market at any given point in time. Our long track record and highly diversified portfolio are evidence of the team’s ability to successfully target, acquire, and operate at a high-level, irrespective of asset type.

Our Strategy

GT Capital prioritizes projects in core locations at an attractive basis. Active market experience and our proprietary deal flow has allowed GT to assemble a highly diversified portfolio with a stable and attractive return matrix. This philosophy is enabled by the team’s multitude of skill sets, featuring deep in-house expertise in deal origination, debt financing, investment structuring, development, and asset management.​

We invest for the long-term, maximizing value through careful tenant selection, hands on management, creative income growth, strategic refinancings, and favorably timed exits.​

We target opportunities between $10 – $75 million located in the State of Washington primarily through syndication of single asset investments.

We invest alongside our partners. Since inception, over 50% of total capital invested in GT projects has been internal capital. Simply stated, our returns are built on asset performance as opposed to fees. This dynamic aligns our incentives with those of our investors and has required us to apply significant discipline when making investment decisions..

Our Team

Charlie Bauman

Charlie serves as Director of Development and Affiliated Principal. In this role, he is the Principal in charge of future development entities and is primarily responsible for directing all phases of acquisition, development, and repositioning of assets for GT and affiliated entities. Prior to joining GT, he was a Partner at local Seattle developer Barrientos Ryan, focused on managing new development opportunities across the region. Previously, Charlie was with Bentall Kennedy, a national investment advisor. In this role, he worked with institutional clients to acquire over $1.5 billion across all asset types, and managed the acquisition, oversight, and delivery for development investments across the county.

Tom Colombo

Tom is the President of InCity, the affiliate property manager of GT Capital. He is responsible for managing the overall operations of InCity, as well as providing asset management and entity oversight to the GT portfolio. Prior to InCity, Tom was the head of Global Sales Operations at Amazon AWS where he managed four teams, led the creation of the annual worldwide sales revenue budgets, and implemented key performance metrics for the global sales organization. Tom held CFO positions at local venture-backed companies, where he managed the finance, legal, IT, and operations departments. He is a CPA & SPHR.

Chris Langer

Chris is a Founding Principal and Managing Member of GT Capital. He is also a Senior Partner at Broderick Group in Bellevue, WA. For the past 25 years he has been actively involved representing landlords and tenants in purchasing, selling, and/or leasing commercial properties in the greater Puget Sound with a primary focus on the Eastside office/High Tech submarket. Chris has been directly involved in over 500 transactions totaling north of 3 billion dollars in total consideration.

Joe Razore

Joe is a Founding Principal and Managing Member of GT Capital. He has been a Managing Member of MRM Capital since 2009, where he is responsible for implementing and managing investment strategies for a portfolio across a variety of asset classes. Prior to this role, Joe was a broker with Broderick Group in Bellevue, WA where he focused on tenant representation, project leasing and investment property sales.

Skip Slavin

Skip is a Founding Principal and Managing Member of GT Capital. He has also been actively involved in the commercial real estate financing industry for the past 25 years. He has been directly involved in over $5 billion in transaction volume and consistently recognized as a Top Producer by industry participants. Previously, Skip was with a successful regional developer and operator of market rate and affordable multifamily housing in the Western US. During his tenure, he was responsible for equity and tax-exempt bond financing as well as the acquisition and development of new properties.

Ann Surbridge

Ann serves as the Director of Operations and Affiliated Principal for GT Capital and is responsible for implementing operational strategies and management integration for GT Capital’s affiliated properties. She has been involved in all phases of acquisition, development, and repositioning of affiliated properties and is acting Principal in multiple entities. She leads our redevelopment efforts, new property lease-ups, as well as transitions to assets under management. Ann is also a founding Principal of InCity Properties, the affiliate property manager to GT Capital. She has been active with InCity since 2005, and with GT Capital since its inception.

Matt Watson

Matt serves as Director of Finance for InCity, the affiliate property manager of GT Capital, and is responsible for oversight of all finance related activities across all InCity properties. In addition, Matt oversees the portfolio management, reporting and investor relations for GT’s holdings. Previously, Matt held management positions at a local investment fund with over $2 billion in assets under management, as well as at Russell Investments where he oversaw the revenue accounting processes for Russell’s US Institutional and Implementation Services businesses. He began his career as an auditor at Ernst & Young. He graduated with a BA and Master of Professional Accounting from the University of Washington and is a licensed CPA.

InCity was founded in 2009 by GT Principals to provide asset and property management services to their portfolio. Today, InCity manages a portfolio of over $1 billion in both GT and Third-Party assets, including commercial and residential buildings of varying vintage, size, and complexities.​

We believe that an in-house management function offers many advantages; including the ability to manage properties according to our standards, react quickly when issues arise, and leverage existing portfolio data and trends to make proactive, informed decisions in all phases of the investment lifecycle.
